| SUMMARY - arriving at the above valuations, we have carefully taken into consideration the fact that much of the property such as the locks, portions of the canal, bridge maintenance, and other unknown factors must be considered as a contingent liability and expenditure to anyone purchasing the usable land and buildings. The grand total valuation pf the herein described property of the former Schuylkill Canal in Berks County is $41,251.00. We have endeavored to consider the possibility of finding the highest and best usage for the property as it extends along that of other owners.
However, for the purpose of this appraisal it was not possible to interview or make a survey among the property owners to see what their reaction in general would be. A few isolated cases indicated their willingness to buy at a fair price and some even thought the canal should revert to them as adjacent owners. We have, however, broken down our values to cover the certain areas as defined and we believe that the canal, together with its buildings and appurtenances, could be more readily disposed of by selling it in various tracts as described herein.
